Revised maximums for NHG-backed mortgage loans
The NHG (or National Mortgage Guarantee) scheme helps reduce the borrower’s mortgage loan risk exposure. It does this by providing those who meet the scheme’s acceptance criteria with a financial safety net, in exchange for a one-off fee. Admission to the scheme depends among other things on the purchase price or market value of the dwelling in question not exceeding a particular maximum. The purchase price for a non-energy efficiency upgraded property has been fixed at € 290,000 for 2019 (2018: € 265,000), compared with € 307,400 (2018: € 280,900) for an upgraded property. An actuarial survey is carried out annually the outcome of which is used in (re) determining the NHG fee. The Interior Minister has decided to reduce the NHG fee for 2019 from 1% to 0.9% of the amount of the mortgage loan.
